As the flagship project for this emerging downtown Boston neighborhood, the mixed-use Atlantic Wharf building contains over one million square feet of space including approximately 86 residential units, ground-level retail and public spaces, six stories of below-grade parking, and 31 floors of office space that will bring urban activity directly to the Fort Point Channel water’s edge. The LEED Gold-targeted sustainable development includes a base of restored and renovated historic structures that preserve the texture and streetscape of this site, integrated with a modern high-rise glass tower.

The 1890 Peabody & Stearns Atlantic Building on the west corner of the site is being completely renovated from office to residential use and ground-floor retail. The seven-story historic limestone façade was restored and the design for the 86 contemporary loft style apartments juxtaposes with the historic façade. The units feature high ceilings, open planning and modern finishes. The residential building also includes a club room, fitness room and new lobby.

The design takes advantage of high spaced office and warehouse structure but brings a sophisticated boutique elegance to the spacious residences. The units are a composition of open and closed spaces to take advantage of the 10’6” ceilings and the enormous windows facing the park. The living areas, studies, bedrooms and the kitchen space flow together in an open plan while providing privacy and spatial separation through the use of partial height dividing walls.  The kitchen and living areas have built-in credenzas and storage that contain video entertainment, kitchen equipment and storage.  At the top of the building a two story “penthouse” loft features a grand 20’ high living space with master suite overlooking the entertaining area. The Lofts at Atlantic Wharf are positioned to be the sophisticated new address for young professionals working in the nearby Financial District or older renters looking to relocate to the downtown area.
