Marking entry to Boston’s Bulfinch Triangle, this 488,000-square-foot complex includes a 10-story, 295,000 square feet office tower as well as ground-floor retail. Anchoring the retail portion of the project will be a 30,000-square-foot supermarket located on the second floor of the building, with an additional 15,000 square feet of retail space on the ground level. This retail presence will provide a much-needed resource to the surrounding neighborhoods, which currently lack an easily-accessible supermarket. Parking for approximately 200 cars is included above the supermarket on the third floor and is accessed through a separate looped entrance and exit that facilitates internal vehicular circulation and limits the impact of traffic on the building. The loading process for the supermarket is also internal, which will reduce noise and traffic in and around the building.
At the building’s tallest point is a ten-story tower, which serves as a visual point of entry into the Bulfinch Triangle neighborhood from the North End. With a fifth-floor roof garden positioned on a south-facing podium, the complex is designed to respond to the bordering North End context. A community park will grace the site’s most heavily-trafficked corner and will mark the history of the Middlesex Canal, which at one time flowed down Canal Street. The inclusion of this park is significant due to its location at the end of the Rose Kennedy Greenway and its dedication to the unique history of the area
Fronting this new structure is an existing three-story historic building. CBT is restoring the terra-cotta façade of this existing building and reprogramming the functions behind it. The project is targeting LEED Gold certification.
