The Smith No. 89

The Smith is the first new building in a phased development in the heart of Boston’s South End. The 300-unit residence and maker space, certified LEED-Silver and Fitwel certified, is a bona fide future-ready urban residential environment unlike others. The Smith has been lauded for its thoughtful integration of generous green space, artists’ lofts, maker space, upper-floor outdoor amenities (living room, rooftop pool and more) into one.

Drawing largely from the cultural and architectural fabric of the neighborhood, The Smith is a green-infused new multifamily/maker/mixed-use project meant to return open space, tiered massing, and pedestrian-friendly cut-throughs to the surrounding community. A grand street-level courtyard lays the groundwork for connections to nature in the South End. The daylighting and views permeate the building and connect with the neighborhood.

From an urban scale, the project aims to reconnect the area’s signature fragmented city blocks, conceived without thoughtful urban perspective, by introducing principles of placemaking, connectivity, and green space.

Open-air parking lots have been replaced with meaningful open space that features very rich layering of landscape (diverse trees, bioswales, several layers of shrubbery and perennials). One-for-one bicycle parking and storage, as well as a bike-sharing program on site and priority parking and charging for electric vehicles all encourage environmental stewardship by building occupants.

CBT designed The Smith in a holistic fashion to address all scales, with great attention to create a new mixed-use addition to the community that is truly in context with this dynamic neighborhood.
