Designed for LEED Gold certification, this new multifamily development at 1270 Commonwealth Avenue is the latest addition to the burgeoning Green District within the Allston-Brighton neighborhood of Boston. Replacing a vacant single-story retail building and surface parking, this six-story, high-quality transit-oriented building complements the existing urban neighborhood with an elevated design aesthetic and a contextual, yet contemporary vibe. The new building will include approximately 205 residential units as well as ground floor retail and surface-level parking.
Modeled on the cadence and varying brick tones that are unique to this section of Commonwealth Avenue, the building’s design reflects the character of three distinct streets. The grand bay windowed boulevard character of Commonwealth Avenue, the residential character of Brainerd Road, and the transitional/middle scale of Gorham Street are each reflected in a timeless yet contemporary building.
As part of the overall redevelopment of the site, the ground floor program, public realm, and streetscape have been significantly expanded and re-envisioned to fulfill the site’s prominent position within the neighborhood, creating a vital urban edge along Commonwealth Avenue, Brainerd Road and Gorham Street. The project promotes street-level activation with a robust residential lobby and convenient retail uses along Commonwealth Avenue, ground level residential entries along Brainerd Road, and amenities and ground level residential units with terraces along Gorham Street.
